All seasonal maintenance labor is included in your subscription. Filters, caulk, weatherstripping, and other consumable supplies are billed at cost plus 15%.

How often should gutters be cleaned in the Lake Norman area?
Most Lake Norman homes need gutter cleaning twice a year — once in late fall after leaves drop and once in late spring. Homes surrounded by pine trees may need quarterly cleaning because pine needles accumulate faster. We build gutter cleaning into your subscription schedule automatically.
What seasonal maintenance should I do for my home each year?
A complete annual maintenance cycle includes: spring caulking and exterior inspection, summer HVAC filter swap and deck maintenance, fall gutter cleaning and winterization prep, and winter interior projects and smoke detector checks. With a subscription, we manage this checklist for you.
Do you clean dryer vents?
Yes. Dryer vent cleaning should be done annually to prevent fire hazards. We disconnect the dryer, clean the vent duct from both ends, and verify proper airflow. This takes 30-60 minutes depending on vent length and accessibility.
Can you help with hurricane/storm preparation?
Yes. We help with storm prep tasks including installing storm shutters, securing outdoor furniture, trimming low branches near the house, checking sump pumps, and verifying gutter drainage. We recommend scheduling storm prep in your spring or early summer visit.
How often should HVAC filters be changed?
Standard 1-inch filters should be changed every 1-3 months depending on pets, allergies, and usage. Thicker 4-5 inch media filters last 6-12 months. We swap filters during regular visits and track the schedule for you. Filters are billed at cost plus 15%.
