Basement finishing requires waterproofing to be in good shape before we start. If your basement has active moisture or mold issues, those need to be remediated first. We'll inspect during the walkthrough and refer you to a waterproofing specialist if needed. Finishing a basement that has water issues just covers the problem; we don't do that.

How much does it cost to finish a basement in Lake Norman?

The range covers flooring material (LVP vs carpet vs hardwood), whether you add a dry bar, whether you include a half-bath, and how much of the basement gets finished versus stays as utility/storage. How long does basement finishing take?
4–7 weeks of active construction once we start. Framing and rough-in run weeks 1–2, drywall and mud weeks 3–4, paint and flooring weeks 4–5, trim and finishes weeks 5–6, punch list in the final days. Adding a half-bath or dry bar with plumbing extends the timeline by about a week.
Do I need permits to finish my basement?
Yes. Basement finishing requires a building permit in Mooresville, Cornelius, Davidson, Huntersville, and unincorporated Iredell County. Permits cover framing, electrical, plumbing (if applicable), and final inspection. We handle the application and coordinate inspections; you cover permit fees at cost.
Can you add a bedroom in the basement?
We can frame the space, but legal bedrooms require an egress window large enough to climb out of in an emergency. If your basement doesn't already have one, egress window installation is a separate scope: cut through the foundation wall, install a window well, add drainage. We'll assess on the walkthrough and let you know what's needed.
What about moisture and waterproofing?
We don't finish basements with active moisture problems. Finishing over an unaddressed issue traps moisture in the new framing and leads to mold within a year or two. If your basement has moisture, we'll refer you to a waterproofing specialist to fix the cause (french drains, sump pump, grading), then schedule the finish work afterward.
Can you include a half-bath in the basement finish?
Yes, when there's existing plumbing rough-in or accessible drainage. A basement half-bath (toilet, vanity, mirror, fan) adds $5,000–$8,000 to the project depending on plumbing complexity. If no rough-in exists, we'll need to add drainage, which is typically a job for a licensed plumber and adds to the timeline and budget.
Are you a licensed general contractor?
We're insured and operate within North Carolina's $40,000 unlicensed-project limit on residential work. Our general contractor license is in process. Basement finishing projects are priced under the threshold by design.
